A combination of new build and re-used buildings creates 23 flats, 2 family houses and three commercial units on a long thin site with restricted access bordering a Conservation Area. Built over the HS1 line out of Kings Cross it also borders a railway line to the north and had to overcome  onerous acoustic and structural technical challenges. The project achieved an Outstanding Building for Life rating, the first such award for a project within London.
